The hideaways and residences are essentially an exclusive extension of the hotel so all of the hotel amenities including housekeeping, room service, gym and spa facilities, beach club, house cars (including airport pick up) and use of the hotel boat will be readily available to you and charged at cost. As these are shared programs between the entire community, the idea is to have a well trained, professional team that can meet the needs of any issue but share the service fees among a larger group of people so that owning a home and having access to these services is affordable and manageable.
Each unit will be required to have building insurance which will include earthquake and flood protection. As hurricanes don't touch down in our area (we just get a ton of rain), brokers do not recommend hurricane insurance as it is pricey and unnecessary but you can opt for it if desired but it is not mandatory. We will also require personal property insurance for any unit that will be rented. These insurance policies will be approximately $1000 USD annually.
The hideaways will be managed under the hotel booking system with the goal of maximizing return when not being used privately. The furnishings and outfitting will be the same as the hotel. Each hideaway will have a lock-off closet within the unit so that you can store your personal belongings. There are also storage areas with each parking spot for larger items. The additional storage and parking are included in the purchase price. For the Residences, we have set up the administration to create a team of professionals to help with all of your maintenance needs so that your property is headache-free when you are not there. If you are purchasing a beach estate or ocean view villa the choice to rent is completely up to you however there will be a central administration system to aid and assist with rental management in order to ensure guest satisfaction and access to all of the property amenities such as the beach club, fitness center, housekeeping, room services etc.
The Hideaways make up a collective Real Estate Trust where you will be the sole owner and have absolute rights over the usage and resale of your property. It is important to note that the Hotel Residence Program is mandatory and the property will be outfitted under the design direction of the hotel and the property is held in trust with the hotel so that the Hotel Residence Program can be maintained. You are essentially an investor in the hotel with share values assessed over a specific piece of property. This is done for the protection of the Hotel Residence Program for both the ownership group and the hotel alike, and maintenance will be managed by the Hotel.
The private residences are all privately-owned properties. Foreign buyers in Mexico who purchase property within 50km of the coast need to own the property through a bank trust that is indefinitely renewable every fifty years. As the property owner, you have absolute rights over the property and your name and chosen beneficiaries appear on the deed document that is held jointly with the bank. The process is simple - you apply for the trust when we do the closing paperwork. Your personal information is submitted to the Secretary of Foreign Affairs and you are registered as a land holder. You pay a one time set up fee of approximately $2,500 USD and then an annual fee of approximately $500 USD to the bank. Your name is on the deed, jointly with the Trust number held by the bank institution of your choice. We typically work with Scotiabank or Intercam as they are the easiest here locally.
Your trust is cancelled, you have absolute rights over the property so if you terminate, it is over. There are no fees to sell, you just pay the last annual fee and that is that!
Each homeowner is responsible for their own utility usage. We have designed the properties with solar power and water collection systems in order to minimize these costs. However, the concept of the project looks to make management and maintenance as carefree as possible. A team of trained professionals (cleaning, electric, plumbing, landscaping, pool and general maintenance) will be permanently on-site, reducing the overall expense of managing the homes through a shared model. Owners will only be billed for usage.

The property is located on a naturally secured peninsula, and is gated with security access points from the main road to the hotel and residence areas. There will be motion sensor lights and security cameras at all points of the property perimeters and 24-hour on-site security.
The location and topography of the property means it is naturally protected. Access to the property from the gate extends from a ridge, down a hill to the lagoon and along the beachfront, with the mouth of the lagoon creating a natural water boundary. So with the exception of the 100m frontage that we have at the entry gate, the property is surrounded by water.
Yes, $5 USD per meter squared of land per year for the residences. The Hideaways will work under the parameters of the hotel where maintenance fee and private reserve fund will be deducted from the rental revenue split and assessed over annual expense to maintain.
We really don't have issues with hurricanes in this area but the design incorporates storm protectant concepts. We build with structural earthquake standards and Andrés Saavedra Design is also a member of the American Institute of Architects and adheres to international building codes regarding electrical and plumbing installations.
Phase 1 of the project will be built out by December 2024. Private homes typically take 8-12 months to complete once the design project has been approved.
A 5% reservation deposit is required to secure the property. A 35% down payment will be due at the time of signing the contract and start of construction. The remaining payment percentages will vary depending on the product type but will need to be paid bi-monthly until completion.
We have taken rising sea levels, flooding and tropical storms into account and have developed the property lines to be set back 20m from the high tide line. Additionally, there is a natural dune that the beach front homes are respecting with more than 3m of inclination from the beach.
